Inside the 90-Story Delano Residences Planned for Miami
Downtown Miami is getting a new skyline-defining tower. PMG and Ennismore have unveiled Delano Residences Miami, the first-ever residential project under the Delano brand (and PMG’s second supertall in the city).
Driving the news: Property Markets Group (PMG) and Ennismore are launching Delano Residences Miami, a 90-story tower planned for Downtown Miami with more than 421 private residences.
The project marks the first standalone residential tower from the Delano brand and joins PMG’s nearby Waldorf Astoria Hotel & Residences Miami as one of the tallest projects in the city.
Details: The tower is designed as a vertical lifestyle destination, combining private residences with high-elevation amenities.
Key features include:
South Florida’s first public observation floor with a cantilevered glass deck roughly 850 feet above the city
The return of the iconic Delano Rose Bar, reimagined high above the skyline
Café Delano, a sky restaurant
An 800-foot sky pool and wraparound resort-style pool deck
A full wellness program through The Source by Delano
A private members’ club focused on cultural and social programming
The building is envisioned by Carlos Ott in collaboration with CUBE 3, with interiors by Meyer Davis.
Residences will feature Italkraft kitchens, Sub-Zero and Wolf appliances, Waterworks fixtures, custom closets, smart home technology, and select private glass office suites.
Sales launch in March from a gallery at 400 Biscayne Boulevard. Residences will start at $800,000.
Why it matters: This project reinforces Downtown Miami’s rise as a luxury residential hub. A global hospitality brand planting its first residential flag here signals continued confidence in the city’s growth, supporting jobs, tax revenue, and new retail and dining activity in the urban core.
It also strengthens the connection between Miami Beach and Downtown, extending the Delano legacy beyond South Beach and into the city’s evolving skyline.
What’s next: Sales begin in March. Meanwhile, the original Delano Miami Beach is preparing to reopen on March 9, 2026, after a full reimagining.
The restored oceanfront property will feature 171 guestrooms, new culinary concepts, a redesigned wellness offering, and the return of its iconic pool and Rose Bar, reconnecting the brand with the city where it built its global following.
