The Well Coconut Grove Breaks Ground with Major Momentum
Driving the news: Developers Terra and AB Asset Management have broken ground on The Well Coconut Grove, a luxury condo project centered on wellness living, backed by a $410 million construction loan from Tyko Capital.
Details:
The project will bring 194 wellness-centric condos to a 2.2-acre site in the heart of Coconut Grove, formerly home to the Malone Hotel.
Prices start at $1.5 million, and the building is already over 50% pre-sold.
Condos will include high-end finishes like Italkraft cabinetry, Sub-Zero appliances, and optional wellness dens for yoga, massage, and meditation.
Residents will have access to personalized wellness services, including health coaching and discounted treatments.
Amenities span a 40,000-square-foot rooftop with hot and cold plunge pools, cabanas, pickleball courts, and even IV therapy rooms.

Why it matters: This project reflects growing demand for health-focused homes in Miami’s most desirable neighborhoods. For Coconut Grove, it means a boost in property values, new jobs, and a major investment in long-term, community-oriented development.
Between the lines: This isn’t Terra’s only bet on wellness. The developer is also working on The Well Bay Harbor, blending residential units with office space, showing confidence that well-being is more than a trend — it's a market driver.
What’s next: Construction will ramp up through 2026, with Arquitectonica on board as the architect and Meyer Davis leading interior design. With demand already strong, expect a surge in interest as delivery nears.
