Miami’s Largest Live Local Act Project Begins Construction Push
Driving the news: Miami’s biggest Live Local Act development is moving from approvals to action.
Demolition has started on the $880 million HueHub project in West Little River, setting the stage for what could become one of the largest workforce housing developments in Miami-Dade.
Details:
The project will bring 4,032 residential units across seven 35-story towers.
About 3,000 units are set aside for essential workers, including teachers, healthcare staff, hospitality workers, police, fire personnel, and county employees.
Plans also include nearly 50,000 square feet of retail, a two-acre park, pools, pickleball, coworking space, childcare, and other resident services.
Castro said vertical construction should begin in April, with First Florida as general contractor.
Why it matters: This is positive news for Miami-Dade because it adds a large number of below-market homes near transit in a county where housing costs continue to squeeze working residents.
It also could help West Little River attract new retail, services, and foot traffic while giving essential workers a better shot at living closer to their jobs.
The big picture: HueHub is the largest project approved in Miami-Dade under the Live Local Act, the state law that allows multifamily housing on some commercial and industrial sites when 40% of units are reserved for workforce housing.

Between the lines: The project replaces 141 existing apartments, showing the tradeoff that often comes with large redevelopment deals.
At the same time, its scale, transit access, and long list of on-site services suggest Castro is betting that mixed-use, high-density housing can work well outside Miami’s urban core.
What’s next: Castro said he is working to secure a major construction loan. The company already received a $6 million mortgage from City National Bank of Florida in December, but a much larger financing package will be needed to build out the project.
