☀ Miami's New Neighbors, 54-Story Tower & Stadium Hotel Sold!

Check out how Miami's wealth, culture, industry, and real estate is booming this week!

Happy Friday, Miami!

In this week’s update:

🚚 Where Miami’s New Neighbors Are Moving From: U-Haul’s latest customer data reveals that Miami’s new out-of-state residents are primarily coming from Georgia, Texas, and North Carolina, not New York as many might expect. While domestic migration into the area has slowed, international migration continues to drive population growth.

🌇 A sleek 54-story tower set for Miami’s Brickell neighborhood: The 54-story Seven Broadway tower is set to rise in Miami’s Brickell neighborhood, offering 113 new residential units and 193 parking spaces. Designed to complement the bustling city streets and nearby Simpson Park, the project promises to enhance the area’s skyline while fostering a more walkable community.

🏟️ Stadium Hotel Miami Sold to AIDS Healthcare Foundation for $24 Million: The 217-room Stadium Hotel Miami, located near Hard Rock Stadium, has been sold for $24 million to the AIDS Healthcare Foundation. The sale, brokered during a softening in the hotel industry, comes just ahead of Miami's role in the 2026 World Cup, marking a significant investment in the area.

🎥 These Mega Developments Will Change Miami FOREVER

In this video, I will tell you everything about some new mega developments coming to the city that will change Miami FOREVER!

🏙️ 54-Storytower to Rise Across Street From Nature Preserve Simpson Park

Driving the news: A new 54-story residential tower called Seven Broadway is moving forward in Miami’s Brickell neighborhood. The mixed-use development will feature 113 units, ample parking, and a design that embraces its proximity to Simpson Park.

Details:

  • The project will span more than 400,000 square feet, including 193 parking spaces and 113 bicycle spaces.

  • Located at 41 and 75 SW 15th Road, the site sits across from Simpson Park and is just steps away from Transit-Oriented Development (TOD) zones.

  • Ytech 75 Broadway LLC is behind the development, with Kohn Pedersen Fox Associates PC serving as the architectural firm.

  • The city’s Urban Development Review Board has recommended approval for the project.

Why it matters: Seven Broadway is poised to add much-needed housing options to one of Miami's fastest-growing areas. The development, designed to complement both the urban streetscape and nearby green spaces, will elevate the Brickell skyline while fostering a walkable community.

The big picture: With growing demand for housing in Miami’s business districts, the project provides additional homes within walking distance of employment and entertainment centers in the heart of Brickell. The development aims to support the area’s rapid growth without compromising pedestrian access or green spaces.

What’s next: While the developer has requested waivers for certain zoning and design guidelines, including setbacks and parking configurations, the project continues to receive strong support from both the public and city officials.

The bottom line: Seven Broadway is set to become a defining feature of the Brickell neighborhood, offering modern living in a prime location that balances city life and green space.
