š³ New public park proposed near Marlins stadium in Little Havana: A new 1.18-acre park is proposed next to loanDepot Park in Little Havana, aiming to bring much-needed green space to one of Miamiās most underserved neighborhoods. The City Commission votes on the zoning changes May 8.
āļø Hourglass-Shaped 80-Story Tower Proposed for Brickell: Prosper Group and Forte Development have filed plans for a striking 945-foot mixed-use tower at 1040 South Miami Avenue in Brickell. The project includes condos, hotel rooms, and wellness amenities, all located just one block from the Metromover station.

šļø Miami Planning New Park Near loanDepot Park
Driving the news: A new 1.18-acre public park could soon be coming to Miamiās District Three, just west of loanDepot Park in Little Havana. The Miami City Commission is set to vote on two key zoning changes on May 8 to move the plan forward.
Details:
The park would combine three newly acquired lots with adjacent city-owned parkland
Located at 1653 NW Fifth St. and 1628 and 1644 NW Sixth St.
The landās zoning would change from commercial to civic space
If approved, this would be the only park larger than an acre within a 10-minute walk for nearby residents
The city obtained the land via eminent domain and purchases between 2022ā2023
The effort is part of Miamiās No Net Loss Policy to replace parkland lost to redevelopment
Why it matters: District Three currently has the fewest parks in Miami. This new green space would offer a critical outdoor resource for a high-density residential area underserved by recreation options.
The big picture: Miami is working to ensure every neighborhood has walkable access to green space. This proposed park supports that goal while revitalizing a key block in Little Havana with new civic use.
Whatās next: The City Commission will review and vote on the zoning amendments. Planning staff and the Zoning Board have already given their support.
The bottom line: If approved, the park will transform underutilized land into much-needed open space for Little Havana residents and bring new life to an area just steps from Miamiās baseball stadium.
