🚢 PortMiami Drives Demand for Industrial Real Estate in Miami
Driving the news: PortMiami generated a $61 billion economic impact in South Florida last year, supporting jobs in the cruise, warehouse, and logistics industries, according to Colliers’ 2025 U.S. Seaports Outlook report. The analysis highlights PortMiami’s role as a key player in global trade and a major driver of local industry.

PortMiami is the second-largest container port in Florida and the ninth-largest in the U.S.
In 2024, it handled 1.1 million TEUs of cargo for the 10th consecutive year.
The port supports over 340,000 jobs in South Florida.
Top imports include clothing, cigars, and electronics, while top exports include vehicles, computer parts, and heavy machinery.
The port trades with over 140 countries, with nearly half of its partners in Latin America and the Caribbean.
Why it matters: PortMiami is a key economic engine, fueling job growth and industrial development. Its ongoing expansion and infrastructure investments are attracting logistics firms, distributors, and e-commerce companies looking for access to both domestic and international markets.
The big picture: Seaports across the U.S. faced challenges in 2024, from tariff concerns to a national dockworkers strike, yet container volume continued to grow. Miami-Dade County, home to one of the country’s most in-demand industrial markets, is seeing continued investment, with over 4 million square feet of industrial space under construction.
What’s next: With infrastructure improvements, deeper dredging projects, and expanded rail connections, PortMiami is well-positioned for future growth. Its ability to handle larger ships and higher cargo volumes ensures it will remain a major hub for global trade.
