Inside the Plans for Boca’s Most
Exclusive New Club

Driving the news: Developers have unveiled details for The Sanborn, a planned invitation-only private club in downtown Boca Raton. If approved, the eight-story, 44,000-square-foot space will replace an existing building at 100 N.E. First Ave.

Details:

• The Sanborn is backed by Manhattan and Boca Raton investors, with Steven Newman and Scott Kerner leading the project.

• Amenities would include a rooftop pool with private cabanas, speakeasy, wellness spa, library, signature restaurant, supper club, card room, and more.

• The club will also feature eight hotel-style guest rooms.

• Membership is by invitation only. Costs have not been disclosed.

• Designed by HDA Architects, the project is undergoing city site plan review.

• Target completion: April 2028.

Why it matters: The Sanborn adds to a growing trend of upscale, members-only clubs in South Florida, fueled by the region's influx of high-net-worth residents. For Boca Raton, this project could mean more luxury tourism, elevated dining, and added prestige downtown. It may also create new opportunities for jobs and local partnerships in hospitality and wellness.

Between the lines: Developers are emphasizing that this is not a party hub. Instead, they call it a “sanctuary” designed for “purposeful connection and culture.” That positioning could appeal to both seasoned locals and newcomers looking for substance over scene.

What’s next: If Boca’s planning officials give the green light this summer, construction could begin soon after. Look for announcements around membership invitations and design previews in the coming year.
