🏙️ Biscayne 18 - Edgewater’s New Dual-Tower Mixed-Use Development: A new mixed-use project, Biscayne 18, will bring two 55-story residential towers to Edgewater, featuring 1,178 residences, retail space, and ample parking. 🏝️ Miami Seals Big Watson Island Development Deal

Driving the news: Miami has finalized a major land deal on Watson Island, clearing the way for a luxury residential project and the creation of 13 acres of public green space overlooking Biscayne Bay.

Details:

  • The city sold 5.4 acres to Ecoresiliency Miami LLC (a Terra Group + ESJ Capital venture) for $135 million.

  • The remaining 13.3 acres will be turned into a public park, funded and built by the developers.

  • The full project spans 1.2 million square feet with 400–600 condo units across two towers.

  • Construction of the park begins within 18 months; the full development is expected to take 30–32 months.

Why it matters: This deal transforms previously underused, city-owned land into a major asset: expanding green space, unlocking housing options, and boosting city revenue — all with minimal additional traffic or infrastructure strain.

The big picture: Voters approved the switch from a hotel plan to a residential one in 2024. The final agreement includes $34.6 million in community benefits, $15 million toward affordable housing, and a $1.17 billion lease payment commitment over 99 years.

Between the lines: Developers will fund and maintain the park long-term, and are required to hire returning citizens, support local subcontractors, and invest in nearby public amenities — including the Ichimura Miami-Japan Garden and marine facilities.

What’s next: The Flagstone Island Gardens site on the island’s south end is also being redeveloped into Watson Harbour, a mixed-use district featuring hotels, condos, offices, and a 1,000-foot waterfront promenade, with voter-backed changes approved in 2024.

The bottom line: Watson Island is entering a new era — one rooted in public access, long-term city revenue, and high-end waterfront living.
