Driving the news: Brooklyn-based developer LivWrk is moving forward with one of Miami’s boldest Live Local Act proposals yet—three 45-story towers bringing 1,363 apartments to the Wynwood Arts District.

Details:

  • The site spans 2400–2418 N. Miami Avenue, replacing a prior mid-rise plan.

  • By tapping the Live Local Act, LivWrk bypasses local height restrictions in exchange for affordable units.

  • 1.81M square feet of total development across three towers.

  • 40% (529 units) designated as workforce housing—including all 494 studios and 35 one-bedrooms.

  • Rents for studios expected around $2,800/month.

  • Shared 912-space parking podium with rooftop amenity decks on the 9th floor and additional lounges on the 29th.

  • Unit sizes range from 453 to 1,306 square feet.

Why it matters: This is the largest project proposed under the Live Local Act in Wynwood, and it could redefine what high-rise living looks like in one of Miami’s most culturally iconic neighborhoods.
